About the role

The Role

本ポジションは、当社が運営管理を受託する資産（主にオフィスビル）におけるリーシング戦略およびテナントマネジメント業務を中心とした収益最大化に関する取組の企画立案とそれらの実行に関する業務を担当します。

This position is responsible for planning and executing initiatives to maximize revenue from assets under our property management portfolio, primarily office buildings, with a focus on leasing strategy development and tenant management.

Job Responsibilities

  1. マーケットや受託資産の運営状況を踏まえたリーシング戦略の立案および実行

  2. 仲介会社への営業活動および緊密なリレーションの維持、定例会の主催

  3. 内覧会の企画、実施、空室情報の配信

  4. マーケット調査（受託資産および競合物件の建物グレード、立地、賃料相場、空室率等の分析）

  5. 新規テナントおよび既存テナントとの賃貸借契約及びそれに付帯する各種条件に関する交渉、調整、ドキュメンテーション

  6. 契約情報管理および更新・再契約等に必要な諸手続きの実施

  7. 日本チームおよび本国への情報共有・各種レポーティング

  8. その他収益向上に資する各種施策の企画立案及び実行

  9. Develop and implement leasing strategies based on market conditions and the operational performance of managed properties.

  10. Conduct marketing and business development activities with leasing agents, maintain strong relationships with brokerage firms, and organize regular meetings.

  11. Plan and conduct property viewings and distribute vacancy information to the market.

  12. Conduct market research and analysis, including property grade, location, rental rates, occupancy levels, and competitor benchmarking.

  13. Negotiate, coordinate, and prepare lease documentation and related commercial terms with prospective and existing tenants.

  14. Manage lease records and administer lease renewals, extensions, and related contractual procedures.

  15. Provide regular reporting and information updates to the Japan team and headquarters.

  16. Plan and execute various initiatives aimed at enhancing property revenue and asset performance.

Job Requirements

  1. 4年制大学を卒業またはこれに準ずる学歴を有すること

  2. オフィスビル等の事業用不動産における運営管理業務について3年以上の経験を有すること（リーシング業務を含む）

  3. 宅地建物取引士の有資格者は優遇

  4. 不動産ファンドの運用に関する経験・知識があれば尚可

  5. 英語力あれば尚可

  6. Bachelor's degree or equivalent qualification.

  7. Minimum 3 years of experience in commercial real estate property management, including leasing activities, preferably involving office buildings.

  8. Licensed Real Estate Transaction Specialist (Takken) qualification is preferred.

  9. Experience or knowledge in real estate fund management would be an advantage.

  10. Proficiency in English is preferred.
